La Baia

Location: Bay Harbor Islands, FL
Project Type: Luxury Waterfront Condominium
Scope: Custom Wood Flooring, Tile & Stone, Carpet, Rubber Flooring, Subfloor Preparation

Project Overview

La Baia is a luxury waterfront residential development designed with a focus on elevated living, clean architectural lines, and high-end material finishes throughout both private residences and shared amenity spaces. East Coast Flooring (ECF) was engaged to execute a large-scale, multi-surface flooring scope spanning custom wood flooring, tile and stone installations, corridor carpeting, fitness flooring, and full subfloor preparation.

This project required a high level of coordination across materials, trades, and elevations—particularly due to the custom nature of the wood flooring and the need to meet strict flatness and threshold requirements across the entire building.

Residential Units – Custom Wood, Tile & Stone

Custom Wood Flooring – Full Unit Installation

  • ~105,000 SF of custom wood flooring installed throughout all residential units
  • ECF designed and specified the wood flooring, working directly with the manufacturer
  • Developed a custom product that achieved a luxury aesthetic without excessive cost

Why it matters:
Custom wood flooring at this scale requires more than installation—it requires strategic sourcing, design alignment, and manufacturing coordination. Balancing performance, appearance, and budget is critical, especially across a full-building rollout.

Why ECF:
Our team goes beyond installation. By working directly with the factory, we controlled quality, consistency, and cost—delivering a fully customized flooring solution tailored to the project vision.

Bathrooms & Showers – Tile and Stone Installation

  • ~40,000 SF of tile and stone installed in bathrooms and showers

Why it matters:
Wet areas demand precision installation, proper substrate preparation, and strict adherence to waterproofing standards. Any inconsistencies can impact long-term durability and performance.

Why ECF:
ECF ensures that tile and stone systems are installed to meet both design intent and industry standards, with careful attention to layout, drainage, and finish quality.

Common Areas – Multi-Surface Coordination

Corridor Carpeting

  • ~1,000 square yards of carpet installed in residential corridors

Why it matters:
Corridor carpet in luxury buildings must deliver durability, acoustic comfort, and a consistent visual experience across long runs of space.

Why ECF:
We understand how installation methods and product selection work together to ensure longevity and performance in high-traffic environments.

Lobbies, Amenities & Shared Spaces – Tile & Stone

  • ~9,000 SF of tile and stone installed across:
    • Main and secondary lobbies
    • Club room
    • Elevators
    • Offices
    • Restrooms

Why it matters:
These are some of the most visible and heavily used spaces in the building. Precision layout, clean transitions, and consistent finish quality are essential.

Why ECF:
Our team specializes in high-visibility installations where alignment, symmetry, and detail execution directly impact the overall perception of the space.

Fitness Center – Rubber Flooring

  • ~1,000 SF of rubber flooring installed

Why it matters:
Fitness flooring must meet performance standards for durability, impact absorption, and safety, while still aligning with the design of a luxury environment.

Why ECF:
We install performance-driven flooring systems that meet manufacturer specifications while integrating seamlessly into the broader design vision.

Subfloor Preparation – Full Building Leveling

Raised & Leveled Substrate

  • Entire project scope raised and leveled approximately ¾ inch
  • Achieved required threshold alignment and industry flatness standards

Why it matters:
Subfloor preparation is one of the most critical—and often overlooked—components of a successful flooring installation. Improper flatness can compromise every finish layer above it.

Why ECF:
Our team proactively addressed elevation and flatness across the entire project, ensuring all flooring systems could be installed correctly and perform long-term without issues.
