Project Overview

The Joule House is a modern condominium development in the heart of Wynwood—an area known for bold design, high expectations, and constant activity. East Coast Flooring (ECF) was selected to deliver a full-scope flooring and tile package throughout the building, including tile, carpet, LVT, stone, and rubber flooring across residential units, amenities, and exterior spaces.

From day one, this project required more than installation. It demanded strategic value engineering, advanced floor preparation, precision craftsmanship, and tight coordination to meet budget, schedule, and design intent—without compromise.


Value Engineering That Protected Design, Budget, and Schedule

One of ECF’s most impactful contributions to Joule House was extensive Value Engineering (VE). As material costs rose and lead times stretched across the industry, our team worked closely with ownership, designers, and trusted manufacturers to proactively source alternatives.

What VE meant on this project:

  • Identifying lower-cost materials that matched the original design intent
  • Avoiding long-lead items that could have delayed construction
  • Maintaining aesthetics, durability, and performance
  • Ensuring consistent sizing, finishes, and availability

By leveraging our network of local and international manufacturers, ECF helped assemble a complete finish package that preserved the look and feel of the original specifications—while keeping the project on track. Through a collaborative value engineering process with the design and ownership teams, ECF played an active role in refining and sourcing a significant portion of the materials ultimately installed throughout the building.

Scope Highlights & Technical Execution

Corridors – Carpet Installation

  • ~3,500 square yards of carpet installed throughout residential corridors
  • Focus on alignment, seam integrity, and long-term wear performance

Why ECF:
High-traffic corridors demand precision installation to avoid premature wear and visible seams. Our experience in multi-family and hospitality environments ensures durability and consistency across long runs.

Fitness Center – Rubber Flooring

  • ~1,100 SF of rubber flooring, including integral wall base and vertical transitions
  • Extensive floor prep and leveling required prior to installation

Why it matters:
Rubber flooring is unforgiving. Any substrate imperfections telegraph through the finished surface. The added requirement to carry material up the walls increased the complexity significantly. Floor preparation was completed in accordance with manufacturer requirements and relevant ANSI standards governing resilient flooring installations.

Our team specializes in advanced substrate prep and understands manufacturer tolerances—critical for performance, warranty compliance, and visual quality.

Public Bathrooms – Custom Tile & Trim

  • Custom color palettes and non-standard trim details
  • Significant wall preparation and meticulous layout coordination

Custom tile installations require patience, planning, and a sharp eye for detail. These spaces reflect the building’s overall quality, and ECF’s installers are trained to execute high-visibility finishes with precision.

Warming Kitchen – Custom Island & Counters

  • Hand-installed custom tiles imported from the Netherlands
  • Due to the custom-fabricated nature of the material, each piece required exact placement and sequencing to ensure a flawless finished result.

This installation required an extraordinary number of labor hours and absolute precision. Each individual piece required exact placement to achieve the intended finished result.

Pool Deck – Exterior Tile Installation

  • 10,000+ SF installed
  • Over 50 drains and multiple scuppers requiring precise pitch
  • Strict safety requirements to balance drainage and walkability
  • Design-driven layout requirements

Why it matters:
Exterior tile systems fail when pitch, prep, or detailing is wrong. Pool decks demand expert execution to prevent standing water, trip hazards, and long-term failures.

This level of substrate prep and drainage coordination is not typical. Our installers are trained in exterior systems and understand how to balance design intent, safety requirements, and long-term performance in demanding exterior environments.

Second Floor Exterior – Hand-Cut Stone & Rock Pattern

  • ~8,000 SF of stone and rock installed
  • Custom pattern layout requiring meticulous hand-cutting of each stone element

Why ECF:
Mixed-material installations require foresight and experience to ensure consistent transitions, clean lines, and long-term stability—especially in exterior conditions. The result is a visually cohesive exterior surface that balances design intent with durability and constructability.

Residential Units – LVT, Tile, and Stone

  • ~180,000 SF of LVT installed
  • Installed over a post-tension slab, requiring extensive prep
  • ~365 prefabricated waterproof niches installed in showers and baths
  • Stone shower curbs and tile termination trims throughout
  • Select units received stone finishes on their balconies

Why it matters:
Post-tension slabs demand careful planning and specialized prep to ensure flatness and performance. Waterproofing details, transitions, and drainage are critical to long-term durability. Floor preparation was executed to meet applicable ANSI flatness and installation guidelines, ensuring long-term performance and manufacturer compliance. These installations required precise substrate preparation and drainage coordination to support long-term performance in exterior conditions.
